Development Action on N. 3rd Street in Northern Liberties, Pt. 2

After checking out a trio of projects along N. 3rd St., we decided to continue north to see what we could see along this stretch. Unsurprisingly, we found a couple other intriguing sites: one at the finish line and another eagerly awaiting its next phase.

We start with 1139 N. 3rd St., where the Refinery is bringing ten condos directly next to another newish project with 23 units. Originally slated for 11 units, this project from Zatos Investments and designed by Gnome Architects is looking pretty much complete. Several condo units are still available, featuring modern interiors with tall ceilings to pair with the contemporary look of the exterior. Most units also have outdoor space, and on-site parking can also be included for an additional $75K if that’s your thing.

While those ten units are indeed exciting to see join the fold, there’s potential for something much bigger at 310 W. Girard Ave., just steps to the north. Much like the recently returned Phillies, this property brought the lumber, at least in the past when it functioned as a lumber yard. In September 2021, however, a new plan was pitched for the property, bringing 166 units, parking for 50 cars and 50 bicycles, along with two large commercial spaces along Girard. The contemporary plans came from T+ Associates, though a visit today shows that no work has taken place yet on site.

Shortly after our last visit, this property received zoning permits to move forward, though those are rapidly approaching their expiration date a bit more than seven months from now. Will we see things get started as other projects finish up along Girard Ave., or will this remain an empty eyesore for the foreseeable? We truly hope it’s the former, as 200 or so new residents just blocks from the MFL is music to our ears, especially at the expense of a large empty lot. Girard Ave. should be a dense, vibrant, transit-adjacent corridor, so we are happy to envision a time when this area is appropriately activated.
